A residential property associated with Smile Maung at 25220 Walker Road in Hidden Hills has entered the foreclosure process, according to recorded documents.
A Notice of Default and Election to Sell Under Deed of Trust, recorded in Los Angeles County, indicates that the property is in default due to missed loan payments. The document states that the amount in arrears was $927,237.22 as of Dec. 26, 2025, and may increase until the account is brought current.
The property, held under Smile Empire LLC, was purchased in 2022 for $16 million and is now estimated at approximately $21 million.
Under California law, a notice of default is typically issued after a borrower falls significantly behind on mortgage payments. If the default is not resolved, the process may proceed to a trustee’s sale, where the property can be sold to recover the outstanding debt.
On March 16, 2026, Maung addressed the situation in a public post, stating in Burmese that the amount involved was “less than $1 million,” which she described as relatively small and comparable to the price of a Rolls-Royce. She also indicated that the property could be sold at a profit if necessary and expressed confidence in her financial position.
